By using this website, submitting a request, making a reservation, or staying at Duck Creek Village Inn, you agree to these Terms and Conditions. If you book for another guest, you confirm that you are authorized to do so and that everyone in your party will follow these terms and the stay rules provided with the reservation.
Reservations are subject to availability, confirmation, occupancy limits, minimum stays, rates, taxes, fees, and policies shown at the time of booking. You may book directly with Duck Creek Village Inn, through https://direct-book.com/properties/duckcreekvillageinn, or through approved third-party booking platforms. Third-party platforms may apply their own terms, fees, payment rules, cancellation rules, customer-service procedures, and privacy practices. We are not responsible for third-party errors, outages, policy changes, listing inaccuracies, or representations made outside our own website and written communications.
Rates, taxes, fees, and payment
Rates may change until a reservation is confirmed. Guests are responsible for room charges, applicable taxes, deposits, incidental charges, damage charges, pet fees when permitted, cancellation fees, no-show fees, and other charges disclosed before or during the stay. We or our booking and payment providers may require a valid card, deposit, prepayment, payment authorization, or identity verification. Do not send full payment card numbers by email, text message, or any other unsecured channel.
Cancellations, changes, refunds, and no-shows
Cancellation, change, refund, and no-show rules may vary by rate plan, booking channel, season, promotion, and written confirmation. Unless your confirmed reservation states a different policy, our stay policy includes free cancellation within 24 hours after booking, a full refund 7 or more days before check-in, and a 50 percent refund 2 to 6 days before check-in. Bookings made within 48 hours of check-in may be non-refundable from the time of booking. Early departures, late arrivals, unused nights, weather disruptions, road closures, personal emergencies, or changed travel plans do not automatically create a right to a refund.
Check-in, check-out, identification, and occupancy
Check-in begins at 3:00 PM and check-out is at 11:00 AM unless we confirm a different arrangement in writing. Early check-in and late check-out are not guaranteed and may require an additional fee. Guests may be required to provide valid identification, contact information, and a valid payment method. Maximum occupancy limits must be followed, and additional overnight guests are not allowed unless approved in advance.
Guest conduct and property rules
Guests must respect the property, staff, other guests, neighbors, local rules, and natural surroundings. Illegal activity, unsafe conduct, abusive behavior, excessive noise, unauthorized parties, exceeding occupancy limits, misuse of amenities, property damage, or repeated rule violations may result in refused service, removal from the property, cancellation without refund, additional charges, and refusal of future reservations.
Smoking, damage, cleaning, and extra charges
Smoking, vaping, candles, and open flames are not permitted except where expressly allowed in writing. Guests are responsible for damage, missing items, smoke remediation, excessive cleaning, unauthorized pets, hot tub or kitchen misuse, lost access items, late check-out, rule violations, and charges caused by themselves, invitees, children, animals, or others associated with their reservation.
Pets and service animals
Pets are allowed only where expressly permitted by the room, cabin, rate policy, or written approval. Hotel rooms are not pet-friendly. Bear Cabin, Moose Cabin, and Forest Haven may welcome pets with the applicable pet fee and rules. Service animals are not pets and are handled according to applicable law. Guests remain responsible for keeping animals under control and for damage, cleaning, noise, disruption, or safety issues caused by animals.
Accessibility and special requests
We aim to provide accurate accessibility information and reasonable assistance where required. Because property features vary by room, cabin, route, parking area, and building area, guests with accessibility needs, service-animal questions, mobility concerns, or other special requests should contact us before booking so we can discuss available features and suitability. Third-party booking sites may not display every detail.
Weather, roads, fire restrictions, and outdoor activity
Duck Creek Village is a mountain destination. Weather, snow, ice, wildfire conditions, smoke, road closures, power interruptions, trail conditions, altitude, wildlife, forest restrictions, and outdoor recreation risks can change quickly. Website and staff-provided local information is general planning help, not a guarantee of current conditions or safety. Guests are responsible for checking official conditions, using suitable vehicles and equipment, following public-agency guidance, and making safe decisions.
Website content and external links
We try to keep website information accurate, but errors, omissions, image differences, rate changes, availability changes, outdated local details, and external-link changes may occur. Our website may link to third-party booking engines, payment providers, maps, weather sources, parks, attractions, event organizers, social platforms, review sites, and other services. We do not control and are not responsible for third-party content, policies, prices, availability, security, or services.
Reviews, photos, messages, and user submissions
If you submit reviews, comments, photos, messages, survey responses, or other content to us, you confirm that you have the right to share it and that it is accurate, lawful, and not misleading. Subject to applicable law and platform rules, you grant Duck Creek Village Inn permission to use, reproduce, display, edit, and share that content for guest-service, business, marketing, website, and social-media purposes. Disclaimer and limitation of liability

To the fullest extent permitted by law, our total liability for a claim related to a reservation, stay, service, or website use is limited to the amount paid directly to Duck Creek Village Inn for the reservation or service giving rise to the claim. Indemnification
You agree to reimburse, defend, and hold harmless Duck Creek Village Inn, its owners, employees, contractors, representatives, and service providers from claims, losses, damages, liabilities, costs, and reasonable fees arising from your violation of these terms, misuse of the property, damage caused by your party, unlawful conduct, user submissions, or infringement of another person’s rights.
Disputes, governing law, and arbitration
These terms are governed by the laws of the State of Utah, without regard to conflict-of-law rules, unless applicable law requires otherwise. Before starting a formal claim, both sides agree to try to resolve the issue in good faith by contacting Duck Creek Village Inn. To the fullest extent permitted by law, unresolved disputes related to these terms, the website, a reservation, or a stay will be resolved through binding individual arbitration rather than a jury trial or class action. Small-claims matters may be brought in a court that has jurisdiction.

We may update these Terms and Conditions from time to time. The version posted on this page is the current website version. For confirmed reservations, the booking confirmation and written policy provided for that reservation control unless applicable law requires otherwise.
